„I turn spaces into unforgettable stories."

In today's competitive hospitality world, it's emotion, atmosphere and the promise of an exceptional experience that decide — awakened in your guests before they even arrive. I help premium hotels, design resorts and luxury residences build a strong, authentic visual identity.

Behind every shot there's strategy and a personal approach

My name is Jan Kůs and my passion is the search for perfect light, clean angles and the moments when architecture and space come alive. I don't build my portfolio on volume production. I believe in uncompromising quality and detail that speaks for itself.

Why invest in professional presentation? Studies show that accommodation with first-class visuals demonstrably achieves higher occupancy, a higher average daily rate (ADR) and a significant increase in direct bookings on its own website. Top-tier photography isn't a cost — it's a highly profitable asset with a lifespan of 3 to 5 years.

Expect no stress or commotion on set. I work alone, quietly and with maximum consideration for your guests' privacy.

My specialisations

I. Hotel & Resort photography

Emotion and experience first. I capture authentic moments from the life of your hotel — the relaxed atmosphere in the lobby, the calm of a morning spa or the quiet details that create a sense of perfect comfort. My goal is a cohesive visual narrative that resonates with discerning travellers and motivates them to book immediately.

II. Architecture & Interiors (Day & Night)

Precise geometry and the magic of the blue hour. Every building and every design detail has its own geometry and essence. I photograph throughout the day and night to capture the space in the best possible light. My speciality is night-time exterior and interior images (so-called „Hero Shots") taken during the narrow window of the blue hour.

III. Lifestyle, Destination & Drone

Connecting your property with the story of its location. Guests don't just book a room, they buy the experience of an entire destination. I create lifestyle photographs with a human element that feel natural, warm and effortless. I complement them with precise aerial drone shots that show your resort in harmony with the surrounding landscape.

IV. Food & Drink

Culinary art that invites a visit. Gastronomy is a key part of the hotel experience. With an eye for detail and modern food styling I capture your menu, signature cocktails and the atmosphere of your hotel restaurant or bar. I create visuals that instantly whet the appetite and present your kitchen at the highest level.

How I work

Project phaseHow we create your visual story together
1. Shot ListFor me, a shot list isn't a luxury — it's the foundation of success. Before the shoot we define in detail what I'll be photographing. You get a precise idea of the scope, and I can price the project accurately and fairly.
2. Scout DayIf time and space allow, I dedicate the day before the shoot to scouting the location. I watch how light moves through the rooms, look for the best angles and plan the schedule so we avoid peak operating hours.
3. Production & DiscretionI arrive on site alone. I work quietly, efficiently and blend completely into the running of your hotel. I coordinate with your team and housekeeping and make sure my presence never compromises your guests' comfort.
4. Post-productionI personally retouch every image in detail and invisibly. I straighten lines, remove distracting elements and tune the colour tones so the photographs have a top-tier, consistent and timeless look.

Pricing and licensing

I realise that managing licences for third parties (Booking.com, Tripadvisor, PR agencies, travel portals) would be an administrative nightmare for you. That's why, for my hotel projects, I never limit usage rights by time or territory. You receive the photographs with a complete, unlimited licence for all of your own channels.

Each project is priced individually based on your specific shot list and the complexity of preparation. Write to me for a no-obligation quote.

Frequently asked questions

Why is the shot list so important?

+

The shot list gives us clear guidance. You know exactly which photographs you'll get, and based on the complexity of individual shots (e.g. daytime interior vs. night exterior) I can plan time and equipment precisely. You avoid disappointment over missing shots and time wasted on set.

What is the Scout Day for, and is it necessary?

+

The scouting day is the key to perfect images. It lets me map the sun's movement, plan the exact minutes for golden and blue hour shots and arrange the preparation of specific rooms with housekeeping. It saves precious time during the shoot itself.

How long does the shoot take and how much does it disrupt the hotel?

+

It all depends on the scope of the shot list. Smaller projects and website refreshes take 1 to 2 days; large resorts with several room categories, wellness facilities and restaurants require 3 to 5 days. Because I work alone, I don't need to coordinate a huge crew, I don't clutter the corridors and I work completely discreetly.

How does licensing work? Can we give the photographs to our PR partners or upload them to Booking.com?

+

Yes, without restriction. Unlike other photographers, I don't limit rights by time or territory. You can upload the photos to any booking platform, provide them to the media for PR articles or print them in a catalogue.

Can we work together even if my hotel is outside Prague or abroad?

+

Of course. I'm based in Prague, but I love travelling for prestigious projects across the Czech Republic and anywhere beyond its borders. I handle all logistics and transport entirely myself, so there are no extra worries for you.
